
Switching to Jodoko Strata Management is simple, and we are happy to help you to complete the change with minimal fuss - but you should be aware, there is a process:
Discuss our Proposal/Quote with your fellow Council of Owners
You will need the signature of 2 council members on this contract. Let us know if you have any questions or would like us to meet with the Council of Owners to clarify any of the items in the Management Agreement.
Be Aware of Existing Contractual Obligations
Check your contractual obligations with your current Strata Manager. If there are proper grounds
for termination of your contract, you can provide your current Strata Manager with written notice
for termination.
Most Agreements have a 60 day notice clause, and you will need to provide this
notice prior to the expiry date (if there are no grounds for early termination). If you are on a
fixed management term with your current contract, we will wait for the contract termination date,
and will organize a time to collect the handover material from the previous manager at the expiry
date.
Acceptance of our Management Agreement Proposal
Once you are ready to proceed, Jodoko Strata Management will put together a formal Strata Management Agreement outlining all agreed and additional services for you to sign. An agreement may be entered into on behalf of a Strata Company at any time - you do not have to wait for an AGM or a general meeting. We would be happy to arrange and attend a meeting with your fellow council members to walk you through this process.
Handover Process Begins
From the date you sign the Management Agreement, Jodoko Strata Management will begin the handover
process with your current Strata Management company. No action is required on your end, and we always
strive for a peaceful, smooth and efficient process.
The handover process can take up to 2 weeks to complete - to integrate all of your Strata's information
across to our software; create your Macquarie Bank account (allowing for DEFT payments); and to read
through financials and records to be brought up to speed.
We will make contact with all of your regular contractors to advise our details for their invoices, and
we will contact all owners to advise them of the change in management.
We begin Managing your Strata Property
Once your contract formally begins with Jodoko Strata Management, we will send all owners a notice to
state that we will be managing the property, and will ask them to update any contact details where
necessary. Similarly, we will make contact with all property managers and landlords that are involved
with the Strata, to let them know of the changes, and to ensure that we can establish a good and healthy
working relationship, in the best interests of managing your investment together.
All owners will receive notification of their individual DEFT payment reference numbers and the various
methods to pay their strata levies, along with contact details for Jodoko Strata Management.
