At Jodoko Strata Management, we take the time to gain a full understanding of the issues that
are of concern to the owners of the Strata community, and work closely with the Council of Owners
to address them.
We understand that as a building ages and settles, there may be issues such as roof leaks, burst
pipes and general deterioration. We understand that as with any property owner, it is imperative
that your property be kept in a good state of repair and that it is kept looking clean, fresh and
appealing. Jodoko Strata Management willingly work with the Council of Owners to obtain quotes for
any projected building improvements, and to assist in any way possible to ensure quality workmanship
is procured. We have a good working relationship with many preferred contractors who have proven their
ability and quality over time, and who we do not hesitate to refer.
As we have a growing commercial and residential property portfolio, we have established trusted
relationships with quality tradespeople and contractors, who offer our clients affordable rates.
In this way, we are quickly able to provide quotes for all maintenance and repair jobs, as well as
insurance renewal and ongoing contracts (such as fire equipment maintenance, cleaning, pool services
and pest control).
10 Year Maintenance Program
As a result of recent Strata reforms in Western Australia, which came into effect on 1 May 2020,
it is now required that a 10 Year Maintenance Plan be put in place for all Strata complexes with
10 or more units.
We have been using professional companies who specialize in drafting a very comprehensive report
with respect to all parts of the building, covering issues from plumbing and wiring to paving and
roofing. They itemise each issue in order of priority alerting the owners to which issues to
address, and which items of repair can be saved towards for the future to enable forward planning
and budgeting. In certain cases, it is not necessary for a professional report to be arranged -
but other contractors or knowledgeable tradesmen can be engaged to provide reports on individual
areas of concern.
