Jodoko Strata Management has a very simple fee structure, which is customized to each and every
new management that we achieve.
We understand that no two Strata complexes are alike, and therefore no two fee structures should
be alike. For example, we may have two 10-unit Strata complexes with a lot of construction
similarity - though one may require a great deal of ongoing maintenance and repair, and may have
occupants who breach the By-Laws on an ongoing basis; whereas the other may not. It is these
differences that will incur further charges for the second Strata.
Even so, Jodoko Strata Management always attempts to be reasonable with charges, and no charges
are incurred without prior notification and/or discussion with the Council of Owners.
Our Management Agreement lays all of our charges out in two sections: Agreed Services and
Additional Services. On most occasions, those items that fall under "additional services"
are rarely required - such as attendance at the Tribunal.
Some of the Strata complexes under our management prefer an "all inclusive" style of agreement,
so that the owners have certainty around a set monthly fee. Others prefer to opt for the "agreed
services" only package, with additional services being charged only when relevant.
Jodoko Strata Management prefers at least a 12 month management, as this gives us the opportunity
to affect any changes, hold an AGM for you, and show you the positive differences we can make to
your living environment. We will always offer you the opportunity to opt for a reduced rate by
agreeing to a 2 or 3 year agreement.
Our business is successful for many reasons - and one of those reasons is our willingness
to be reasonable and flexible with respect to our fee structure - and ensuring that you see
value in our services.

It is not necessary to hold an AGM or general meeting to change Strata Managers - and the Agreement
only requires two members on the Council of Owners to add their signature. Strata Management is a
decision that can be made by the Council of Owners.
